Cherngtalay is probably one of the best examples of how dramatically Phuket has changed.

In everyday property conversations, however, "Cherngtalay" usually refers to the residential and commercial areas behind Bangtao and Laguna: Boat Avenue, Pasak, Bang Jo and the surrounding villa corridors.

Bangtao Beach, Laguna, Layan and Surin are all easily accessible from much of Cherngtalay.

The road network was not originally designed for what Cherngtalay has become. Boat Avenue, Laguna entrances, Pasak and the routes towards Bang Jo can become heavily congested, particularly during school runs and high season.

And third:

Construction. Everywhere.

Buy a peaceful villa overlooking an empty field and there is always the possibility that the empty field becomes another villa development.

That is simply the reality of one of Phuket's fastest-growing locations.

Blue Tree remains an important Cherngtalay lifestyle hub, but there's an important update.

The famous Blue Tree lagoon closed permanently in August 2024. The site has since evolved into a broader open-air community and lifestyle complex with restaurants, fitness, wellness, children's activities, padel and other services.

That's arguably more relevant to people living in Cherngtalay anyway.

HeadStart's purpose-built Cherngtalay campus has become a major attraction for families.

The campus sits on 24 rai and currently serves more than 400 children representing nearly 30 nationalities, with facilities including a 50-metre swimming pool, sports hall, dance studios, music and art spaces.

This changed the area's property market.

Parents can now genuinely live, shop, exercise, eat and send their children to school within the same neighbourhood.

UWC Thailand is another major international-school option farther north in Thalang, typically around 20–30 minutes depending on the starting point and traffic.

Also HEI International School with Finnish curriculum is located in Cherngtalay.

British International School Phuket is also accessible towards Koh Kaew, although the school run is less convenient.

For family buyers, proximity to HeadStart in particular is becoming a major micro-location consideration.

International Hospitals & Healthcare

This is one category where Cherngtalay's infrastructure hasn't quite caught up with its population growth.

But there is no major full-service international hospital comparable with Bangkok Hospital Phuket directly in Cherngtalay.

For significant specialist treatment or major hospital care, residents generally travel towards Phuket Town.

For most families this is manageable.

For older retirement buyers or anyone requiring frequent specialist care, it's something worth considering.

With that being said, one of Thailand's biggest hospitals Bumrungrad International Hospital is currently under construction is in Thalang which is only 30 minutes drive away from Cherngtalay area.

Why Some People Aren't Big Fans of Cherngtalay

It's Getting Expensive

This isn't undiscovered Phuket anymore.

You can spend money here extremely efficiently.

Traffic Is Getting Worse

The area's popularity has outpaced its road infrastructure.

School runs, Boat Avenue, Laguna entrances and high-season evenings can become frustrating.

There Is Construction Everywhere

This is probably the biggest complaint from long-term residents.

Condos.

Roadworks.

New restaurants.

New shops.

More villas.

Then another villa development beside the villa development.

Cherngtalay is experiencing an extraordinary building boom.

It's Losing Some of Its Old Character

This is subjective, but worth acknowledging.

People who knew Cherngtalay 15 years ago sometimes feel the internationalisation has gone too far.

You can spend an entire day around Boat Avenue barely feeling like you're in Thailand.

Drive five minutes into the old village and that changes immediately.

It's Not Particularly Walkable

Despite all the amenities, Cherngtalay remains a car/scooter environment.

Footpaths are inconsistent or nonexistent, distances are larger than they appear, and the heat doesn't help. Recent local guides similarly describe a car or scooter as effectively necessary for daily life.

Supply Is Becoming a Serious Question

For property investors, this deserves attention.

The northwest remains Phuket's strongest and most liquid property cluster, but enormous amounts of new condominium and villa supply are entering the market.

Depending on exactly where you are, Phuket International Airport is generally around 20–30 minutes away in reasonable traffic. Current area guides quote roughly 20–25 minutes from central Cherngtalay.

Compare that with Rawai, where an airport run can become a significant expedition.

The trade-off is straightforward.

You're paying more.

You're dealing with traffic.

You're living around considerable development.

And the quiet field beside your house may not remain a quiet field forever.

But in return, you get one of the most complete lifestyle ecosystems anywhere in Phuket.

Bangtao gives you the beach. Laguna gives you the resort. Cherngtalay gives you the everyday life that connects everything together.

Why We Score It This Way

Lifestyle – 10/10: This is where Cherngtalay really excels. Restaurants, cafés, golf, padel, gyms, spas, international schools, supermarkets, shopping and beaches are all concentrated within a relatively small area. You can genuinely structure most of your weekly life without leaving Cherngtalay and the immediate Bangtao/Laguna area.

Restaurants – 10/10: One of Phuket's deepest restaurant scenes. You have everything from casual cafés and inexpensive local food to Nitan, Alchemy and sophisticated international restaurants. Boat Avenue and the surrounding streets make eating out almost ridiculously easy.

Beach – 8/10: Cherngtalay itself isn't fundamentally a beach neighbourhood, so I wouldn't give it Bangtao's score. But Bangtao, Layan and Surin are close enough that beach access remains excellent. For many inland villa communities, Bangtao Beach is only around 10–15 minutes away.

Family Living – 10/10: Possibly Cherngtalay's biggest transformation. HeadStart International School's Cherngtalay campus, family activities, supermarkets, sports, healthcare, restaurants and enormous numbers of modern villa developments have turned this into one of Phuket's most complete family locations.

Investment Demand – 9/10: Demand remains extremely strong across the broader Cherngtalay/Bangtao/Laguna corridor, with the northwest continuing to be one of Phuket's dominant property clusters. I wouldn't give it 10/10 because supply is now substantial. Buyers need to distinguish between a strong location and a strong individual investment; they're not automatically the same thing.

Shopping & Amenities – 10/10: Boat Avenue, Porto de Phuket, Villa Market, supermarkets, pharmacies, banks, HomePro access and Robinson Lifestyle Thalang nearby make everyday life extremely easy. For most routine shopping, there is very little reason to drive into Phuket Town.

Nightlife – 8/10: Excellent if your definition of nightlife is dinner, wine, cocktails, live music and beach clubs. Less impressive if you're looking for Patong-style clubs and late-night entertainment. For the typical Cherngtalay resident, that's probably the right balance.

Fitness & Wellness – 10/10: Padel, tennis, golf, gyms, yoga, Pilates, Muay Thai, swimming, cycling, KEDR, DOPA, saunas, ice baths and recovery facilities — Cherngtalay has developed a remarkably complete fitness and wellness ecosystem.

Airport Convenience – 9/10: A major advantage. Phuket International Airport is generally around 20–30 minutes away under reasonable conditions, substantially better than Rawai or Chalong.

Value for Money – 7/10: This is where Cherngtalay has changed dramatically. It's difficult to describe the area as good value in absolute terms anymore. Villas, condominiums and land have appreciated significantly, and current market data places Cherngtalay among Phuket's premium property locations. You can still find value farther inland, but you're paying a considerable premium for the postcode and lifestyle.

Traffic – 5/10: Probably Cherngtalay's most obvious weakness. The population and number of developments have grown far faster than the road network. Boat Avenue, school runs, Laguna entrances, Pasak and the surrounding roads can become genuinely frustrating at peak times.

Peace & Quiet – 7/10: This one depends enormously on the exact soi. There are still wonderfully peaceful villa neighbourhoods around Pasak, Bang Jo and inland Cherngtalay. The problem is construction. Today's empty green field could be tomorrow's 47-villa development.

Traditional Phuket Feeling – 6/10: Old Cherngtalay village still has genuine local character, markets, temples, Thai-Muslim communities and neighbourhood restaurants. But around Boat Avenue, Laguna and the newer villa corridors, the international lifestyle has become dominant. You can occasionally spend an entire afternoon wondering whether Thailand has quietly relocated somewhere else.

Cherngtalay is probably best described as Phuket's modern residential lifestyle hub.

It isn't the cheapest.

It isn't the quietest.

It isn't the most traditionally Thai.

And the traffic certainly isn't winning any awards.

But few other Phuket locations combine international schools + restaurants + shopping + fitness + wellness + golf + beaches + airport access + high-quality residential property quite as effectively.

That's the reason I'd put it at 9/10 overall.

The biggest distinction from Bangtao is simple:

Bangtao is where I'd give more weight to the beach and holiday lifestyle. Cherngtalay is where I'd give more weight to actually living year-round.

For a family, entrepreneur, long-term expat or second-home owner who wants most of their life within a 10–15 minute radius, Cherngtalay is extremely difficult to beat, provided they're comfortable paying for the convenience and living with the development that comes with it.
